Take control of your due diligence needs by getting the regional expert to perform your ASTM E-2018 - 15 compliant Property Condition Assessment. These standards, updated in 2015 by the American Society for Testing and Measurement, provides guidelines for performing a baseline (PCA) commercial property condition assessment and completing a (PCR) property condition report, to include a Uniform Abbreviated Screening for the 2010 Americans with Disabilities Act.

The goal of the Property Condition Assessment (PCA) is to identify and communicate, to the extent feasible, on the physical condition of the subject property. Each PCA includes:

1. A Walk-Through Survey - a walk-through surveyidentifies the subject property’s physical deficiencies, and recommends various systems, components, and equipment that should reported in the property condition report (PCR)

2. Document Review - A review of available documents, interviews of maintenance staff, vendors and local building departments.

3. Preparation of opinions and probable costs to remedy physical deficiencies ($3,000 or greater per incident or an aggregate of $10,000 or more per building) in accordance with the Standard

4. Property Condition Report (PCR) per the referenced standards

Property Condition Assessments will include digital photographs of subject issues where possible, as well as copies of pertinent documents from the local municipalities. Property Condition Assessments are delivered within 48-72 hours. Our turnaround times and inspection methods are unmatched in the region.

The level of expertise is also unmatched in the region, with Paul Duffau having formerly served as an ICC code-qualified special inspector, as the Chairman of the Home Inspector Licensing Advisory Board, and as a member of the Washington State Building Code Council.

Since each commercial structure is unique, pricing for PCA's is highly dependent on the nature of the subject property. For a quote, please fill out the form below.
