Inspection

Sometimes referred to as a "general home inspection,"
these are usually booked after an offer is accepted on
either brand new or existing housing. The inspection
covers hundreds of components in the home and includes
a COMPUTERIZED REPORT W/ SUMMARY clearly outlining
safety concerns and the current condition of the home.
The report is completed ON-SITE and gives buyers the
information they need to make the best decision and
prepare for future maintenance.

the course of action required to prevent reoccurrence.
Our Assessors do not perform remediation work to
assure their clients of no conflict of interest.

actually an inspection for wood-destroying insects and
organisms. The inspector is also looking for ants,
bugs and fungus. Sometimes, in areas where
Subterranean termites are not uncommon, and in
houses where there are no sub-areas, the attic may
also need to be accessed and inspected.

Well Water Quality Sampling -
If your building draws
its water from a private well, then the water quality
should be tested. Water drawn from a well may
have contaminants such as bacteria, fertilizers, and
road salts. Many banks require that the water be
tested for potability before they will grant a
mortgage on a building with a private well.
Because each item tested has a different lab protocol,
there are varying turn-around times for receiving test
results. This, combined with other delays in lab
testing, means you may not be able to get the results
immediately. Have the water potability tested as
soon as possible to avoid delays in your home
purchase.
Well Flow Rate Testing -
The Flow Rate test is
a general overview of the well and pump system and a
quantitative determination of the well and pump
system's capability in gpm (Gallons per Minute).
Wells should produce a minimum of three gallons
of water per minute, anything less than three gallons
per minute will create hardships for the home owner.

all homes have their sewer pipes inspected regardless
